Residential

PFA caters for current and prospective property owners from the First Home Buyer to the professional residential property investor. We will assist with the purchase of property, refinancing and raising funding for personal use or investment by accessing equity held in property.

In our experience, quite often investors that have accumulated a number of properties over time find themselves bound to one Lender in a cross collateralised security scenario which can make ongoing trading very restrictive. Analysis of structures can lead to freeing up equity with the right product for further investment, decrease vulnerability from exposure to one lenders’ credit policy and increased efficiencies in terms of fees and charges.

Lo Doc Loans
These facilities are ideal for PAYG and self employed borrowers, whether they be investors or owner occupiers, that want to “self certify” their income rather than provide payslips, tax returns etc. They are particularly useful for those that have yet to have completed their current returns, where the current figures do not accurately reflect their current position or where applicants have been in employment or business for a short term.

Funding Process

Rather than leave the client waiting and guessing as to what stage they are up to in the financing process, we understand that keeping the client informed is of paramount importance. Below is the general order of events:

Initial consultation – tell us your story
2.
Research is conducted on products, conditions, terms and pricing
3.
Product recommendations and quote provided to the client
4.
Client approval to proceed
5.
Collection of any outstanding supporting documentation and completed application
6.
Submission prepared on behalf of client and submitted to lender
7.
Further favourable pricing / conditions negotiation where appropriate with lender if required
8.
Communicating and explaining lending decision
9.
Monitoring of valuation inspections and reporting, document preparation and the settlement process

Along the process we are constantly monitoring the progress of your file to ensure that it never becomes stationary e.g. it doesn’t become part of a lender’s In Tray for a fortnight when staff go on leave (it happens!).
